Office / Medical: Physical appearance (both interior and exterior), responsive management, and value are of key concern to the tenants; therefore, they are of key concern to the property management, leasing and sales team. Like most property types, office / medical properties tend to have a unique personality. Our team focuses on keeping the asset sharp and clean while responding quickly and effectively to tenant requests. Our experience tells us, however, that basic customer service makes the difference and provides us with high tenant retention ratios.
Retail: Retail properties are enhanced by a combination of location, demographics and physical appearance. The asset must be attractive to tenants and appeal to the tenants' customers. The team must closely monitor the factors that attract both tenants and customers to the retail center. Ingress, egress, parking configurations, visibility and distinctive, yet conforming, signage are key components in the decision making process of both the tenant and owner. A keen understanding of location, visibility, demographics, market trends and tenant mix are necessary to successfully market and manage retail properties.
Industrial / Warehouse: The team must have a focused awareness of the physical factors that affect a tenant's use and satisfaction with industrial / warehouse property. Office build-out percentages, clear height, truck court width and parking, truck access and dock door type and size are a few of the primary factors affecting the tenant decision making process. These same factors affect the value and risk associated with the asset. Our team understands each of these issues.
